Tavangarian Monthly Snapshot
This month went by quick! Looking back on April, I (Shana) went to Texas with Miles, which was so fun! We did some sampling of Zab's, the hot sauce brand that Miles co-owns, at Central Market (which is pretty much the Erewhon of Texas). It truly was a great way to sharpen my sales skills, understand people's tastes, and get a bunch of steps in. I had to incorporate some real estate in the trip, so we visited different towns in Austin and Dallas, and for a brief moment, I contemplated moving there when I saw the home prices and lot sizes! I do have to emphasize the word brief, since the second there were 20 mosquitoes surrounding me at a coffee shop, I was on the next flight home to LA.
House Update: My house has been moving quicker than I imagined (said no one ever), and we already got the final inspection approval for our framing! Now we are working on installing all the doors and windows, waterproofing the house, and then getting the systems in place (Electrical, Plumbing, HVAC!)
I am also working on my first-ever house mood board, and it's truly become my part-time side hustle. I will continue sharing what materials we're picking in the next newsletter!
On the work front, things have been great! We closed two off-market deals and are in escrow for three others that we are working on. In the next month, we also have an amazing Manhattan Beach property on the Strand coming up, and our clients have put so much charm into this newly built home in 2022.
Separately, Emila has been working with a client for a while and originally listed the property at a higher value. The showings were limited, and there were no offers.
Her client eventually agreed to stage the property and list it at a lower price. What do you know – 5 offers in 1 week?! We have seen this over and over again, and it seems like it is the right tactic if the home fits a lot of people's criteria. So, at the end of the day, get an agent you can trust and listen to them so you do not accumulate days on the market and have your home go stale.
